Los Angeles’ beach cities south of L.A. International Airport all feature dazzling ocean view properties and quiet suburban neighborhoods with a variety of vintage, mid-century and newer houses and condominiums. Manhattan, Hermosa, and Redondo Beaches were once sleepy bedroom communities with large municipal piers and charming Downtown business districts that were founded in the early 1900’s. Considerable redevelopment in all three of these cities close to the ocean has raised both housing density and prices over the last thirty years, but these are still very much Southern California surf towns. Stunning beach front homes and condos on the sand line the Strand which runs along the ocean for five miles from Manhattan to Hermosa beach and the hills of South Bay can offer views for many blocks inland. This is what the Southern California lifestyle is all about.

El Segundo is a classic mid-century bedroom community just south of LAX . There’s a great beach but industrial Plants line the shore. Don’t be fooled, rents are going up.

Malibu, Topanga Canyon, Pacific Palisades, Santa Monica, Venice Beach, Marina del Rey, Playa del Rey, El Segundo, Manhattan Beach, Hermosa Beach, Redondo Beach, The Palos Verdes Peninsula, San Pedro & Long Beach
The surf towns of South Bay have traditionally been far more isolated, laid back, and quainter than the beach towns north of Los Angeles International Airport (LAX) which developed far more quickly at the beginning of the last century.
The low coastal hills which characterize these coastal communities and have historically buffered them from the rest of the city to an extent and can provide amazing views for many blocks inland, particularly in Manhattan and Hermosa Beaches.
The three independent cities of Manhattan, Hermosa, and Redondo Beaches are all bedroom communities with a business district and pier by the beach surrounded by older vacation cottages and mostly Craftsman or Queen Anne homes from the early 1900’s. Unpretentious, mid-century tract homes tend to dominate as you move away from downtown areas and up the hillsides. Though a lot of these properties have been fully rehabilitated, upgraded, and expanded there are many sea-view homes available in these vibrant beach towns at many price points. Redondo Beach, which is the largest and oldest of South Bay’s beach cities
The Strand is the most distinctive feature of South Bay. The Strand is a popular promenade (and adjacent bike path) lined by custom, ocean-view homes and condominiums that stretches along the wide, white sand beaches for 4 or 5 miles from Manhattan to Hermosa Beach. Homes and condos on or near the Strand typically enjoy the best of the Southern California beach lifestyle though things can get crowded right on the beach in the summertime, especially near the village centers and piers.
Manhattan, Hermosa, and Redondo Beaches have all grown considerably in the last 30 years and have become much higher-end in the process. Ambitious contemporary homes with cutting edge design are replacing an increasing number of older, more modest homes and an explosion of condominiums along with the absorbtion of these beach towns by L.A.’s metropolitan sprawl has increased the area’s housing density considerably. Despite all of their recent growth Manhattan, Hermosa, and Redondo Beaches are still very much classic Southern California surf towns.
El Segundo is the farthest north of South Bay’s beach towns and is the the closest to Los Angeles International Airport (LAX.) El Segundo is separated from the beach to the west by L.A.s main sewage treatment facility and a power generation plant. Its also separated from the rest of South Bay by a large oil refinery directly to the south. Though separated from the coast and the rest of South Bay, El Segundo is still a charming beach town and bedroom community of modest suburban mid-century tract homes, apartments, and condos that is actually more isolated and less congested to the more the famous beach cities to the south. Real estate prices here are also among the most reasonable in any of Los Angeles’ beach cities.
It’s worth noting that all of these South Bay communities are much farther from L.A. proper including Downtown, Hollywood, Beverly Hills, etc. than the beach cities of Santa Monica, Venice, and Marina Del Rey to the north of the airport. If this is not an issue, then it’s hard to beat South Bay for all the best that Southern California beach living has to offer.
